Immobile. Where are rents most disconnected from the standard of living?


Are private rents (excluding social housing) separate from the standard of living in your area? To answer this question, we have created our own indicator.

Imagine a household living on the median income of their parish (half of the households in that parish earn more than they do, the other half earn less). When the data became available, we checked for each town and village how much of their budget they should spend on housing if they wanted to rent a typical 49 square meter apartment. A percentage that varies widely between municipalities and makes it possible to measure the tensions that the private rental market exerts on purchasing power.

For the average city in France, were talking about a quarter of the budget ... a third if we weight the population. However, some communities are relative to the standard of living and by far more expensive. Worst example in France (obviously in the Paris region): Aubervilliers in the Seine Saint-Denis. The median annual income is only € 13,570, but an apartment of this reasonable size costs € 858 per month. Do the math: Its 75{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} of the budget. Fortunately, a very large part of the population there lives in social housing.

Between a few Parisian arrondissements that follow this record in the ranking, there are also parishes in the Alpes-Maritimes on the border with Monaco where the gap between rental prices and living standards is almost as crazy. Beausoleil can easily expand a metropolitan area in Monegasque, where billionaires like to moor their yachts, the average income there is only € 20,790. The annual rent for a 49 m² apartment is therefore around 71.6{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} of this amount, 68.7{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} in the nearby Cap-dAil.

In our departments in Eastern France, no case is so extreme. However, there are major anomalies. The most important thing: some large ski areas. At the Swiss border, marginal income does not always compensate for the rental price

Some municipalities in large metropolitan areas also have very high rates compared to the rest of their department. This figure is often explained by the high presence of social housing (which is not included in the rent indicator of the Ministry of Housing, which is an essential part of our calculations). Indeed, its generally less affluent residents lower the value of the communitys median income. Therefore, a household with this average income in Vaulx-en-Velin near Lyon has to reserve 47.45{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} of its budget to pay for its 49 m² in the private sector. A rate of 46.5{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} in Vénissieux, 40.38{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} in Schiltigheim near Strasbourg or 40.09{7d3485657e94c2a51293ca186d4450b2f27c317aa7ee3509dac6c8bbf5461118} in Woippy near Metz.

Another pole where extreme values ​​accumulate: the border with Switzerland. The problem has been known for years: Swiss people live in France, attracted by a more reasonable cost of living, and French people benefit from Swiss salaries. In some communities, however, the general standard of living does not follow increases in rents at all.
